Preparing your kitchen to sell your house

If you’re considering selling your home, hopefully it’s primed and ready to hit the market. Any broker will emphasize how important the kitchen is when presenting the house to potential buyers. Instead of spending a ton of money on a complete kitchen makeover, let me share some tips on some simple ways to make your kitchen look great without spending an arm and a leg.

First of all, make sure the cabinets look clean and ready to go. If the cabinets don’t look relatively new, it’s time to refinish them. Relining cabinets is fairly easy, and there are many different ways to do it.

Many kitchens in the past used laminate countertops. This style is completely out of date, especially if they are older. Laminate countertops that have been around for a while are probably scratched and washed out.

I suggest replacing the laminate countertops with something high end. You may need to spend some money on this, but it’s only about 15% of what a complete kitchen renovation would cost. You will get that money back when you sell the house, as this will make a big difference to the look of the kitchen.

The hardware used in kitchen cabinets can be very useful. If you choose not to front cabinets, changing the hardware in them can really shine. Take a look at your hardware and you’ll know right away if you need an upgrade.

Everyone loves a bright room. Adding some light to the kitchen can add some curb appeal. Under cabinet lighting really makes a difference in lighting up the room, but it also gives it a modern look.

This may require some work from an electrician, so definitely consult an expert. It’s not too much work, so the costs should be quite reasonable. While adding lighting under cabinets, consider adding pendant lights above a breakfast bar or kitchen table.

Appliances and flooring can also be done, but these get expensive. No matter how much you spend to make the changes, it will be worth it when you sell the house. Good luck if you are a seller!
